» Covid-19 - Surveyors as an essential service Important Information

As per the information released by the Alberta Government and Alberta Land Surveyors Association, Surveyors are considered an essential Service. Alberta Land Surveyors, such as those at Axiom Geomatics, continue to be available to safely complete Real Property Reports (RPR) for Real Estate transactions. Although most work performed by surveyors is unaffected by the pandemic situation some modifications to our processes were inevitable. The biggest change relates to surveying the common wall, often called a party wall, between duplexes and row homes. Previously this common wall location would have been surveyed, however given the current health concerns we will not be entering people's houses. The location of this wall will be estimated from the outside and a note to this effect will be placed on the Real Property Report.

These are challenging times for everyone, Axiom Geomatics is doing its part to serve all Albertans during this difficult time. Plot Plans

A Plot Plan is the design diagram showing where proposed buildings (house, garage, …), lot elevations, and utility right-of-ways are in relation to property boundaries. Plot plans are generally required to be submitted and approved by municipalities before construction begins.

The Plot Plan is one of the first steps required in the home building process and often accompanies the request for a Development Permit.

Plot plans must indicate that the development on the property will be compliant with local bylaws. E.g. some municipalities require a 4-foot setback from the property line whereas others require a 6.5-foot setback. If the Plot Plan does not meet municipal requirements it will not be approved and construction cannot begin.

Generally it is the designer or architect of the project that produces the Plot Plan. If needed Axiom Geomatics is able to create the required document so your project can begin.
